Hyatus publishes this guide and markets The Mason and Maddox stays. We include our properties alongside independent communities, with choices organized by housing needs rather than ranked scores.

A high-rise with a rooftop pool, a three-bedroom furnished home, or a College Street address near the Green: these five New Haven buildings offer different ways to settle in. We compare rental type, useful features and household fit using the operators' published information.

Five Buildings at a Glance

Your first decision is how you want to live in New Haven. A residential lease gives you a home for a longer move; a furnished stay can suit a relocation, academic visit or work assignment. Start with that distinction, then compare the space and features that matter to your household.

Here are the main differences at a glance. The Taft spans several rental types, and 360 State advertises a furniture partner, so ask which arrangement an offer includes. Building profiles below explain laundry, parking and other details.

1. 360 State: A Lease High-Rise on State Street

360 State is the conventional lease high-rise in this comparison for readers who put in-unit laundry and shared recreation high on their list. Its operator places the apartments at 360 State Street and lists stainless appliances and washers and dryers in the homes. The amenities page adds LEED Platinum certification, a heated rooftop pool, 24/7 concierge service, a fitness center and onsite parking. The page also describes a CORT furniture partnership. Confirm furniture separately from the apartment lease, along with access and fees for the shared amenities.

For a Yale visit or hospital assignment, use the operator's map as a starting point for your own route check. It names State Street Station, Yale University and Yale New Haven Hospital, as well as East Rock State Park and Wooster Square Park. It does not establish a walking time for your destination or shift. A location that works for a year-long move may involve different arrangements from an already furnished stay.

Best for: Lease shoppers who want in-unit laundry and a rooftop-pool high-rise on State Street

Before you choose: Ask the leasing office whether a given home is unfurnished, what lease term applies, and how parking and amenity fees are billed.

2. Hyatus The Mason: The Three-Bedroom Furnished Stay

The Mason is the roomier of the two Hyatus stays in this guide: three bedrooms, two bathrooms and a kitchen, with a listed capacity of seven guests. That third bedroom is the clearest reason to choose it over Maddox if your household needs more separate sleeping space.

The photographed living room brings the sofa, dining area and kitchen together, with tall windows along the outer wall. A furnished layout like this is worth comparing if you want somewhere to cook and spend time together during a move or extended visit.

Best for: Households needing three bedrooms, two bathrooms, and a kitchen for up to seven guests

3. Madison Towers: A Doorman Lease at 111 Park Street

Madison Towers is the 17-story doorman building that New Haven Towers identifies at 111 Park Street. Its Madison description lists a modern fitness center and large apartment homes with private balconies and substantial closet space. If a balcony is part of your day-to-day housing brief, bring that requirement to the unit discussion rather than choosing only from a building photograph.

The operator's broader New Haven Towers page also lists parking, package services and bike storage. Confirm how those services apply to the Madison apartment offered to you. The Madison description does not settle furniture or the laundry setup inside a particular home; do not transfer details from another building on the operator's site to this one.

Best for: Lease shoppers who want a doorman tower with private balconies on Park Street

Before you choose: Ask whether the specific Madison Towers unit includes in-unit laundry or furniture, and confirm lease length and parking terms with New Haven Towers.

4. Hyatus Maddox: Two Bedrooms with Two Bathrooms

Maddox pairs two bedrooms with two bathrooms and a kitchen, with a listed capacity of five guests. It is the smaller Hyatus option here, but still gives a household two bathrooms to share. Compare it with The Mason when deciding whether you need a third bedroom.

In the living room pictured here, a gray sofa and teal armchair give the furnished space a distinct look. For a temporary New Haven stay, start with the two-bedroom layout, then check that the sleeping arrangement fits everyone traveling with you.

Best for: Small households needing two bedrooms and two bathrooms in a furnished New Haven stay

Before you choose: Confirm your dates, sleeping arrangement and parking for this Maddox stay.

5. The Taft: College Street with More than One Rental Product

The Taft is Paredim's apartment community at 265 College Street, near Yale's campus and the New Haven Green. The operator describes studios, one-bedroom, two-bedroom and four-bedroom homes, with heat and hot water included, on-site laundry and a fitness center. For a prospective furnished-stay customer, the important extra detail is that the same page advertises short-term rentals and corporate apartments furnished by CORT.

That range makes The Taft useful to investigate whether you are moving to New Haven or arranging a shorter visit. Ask Paredim which rental product and furniture package apply to the home you are considering, then compare those terms with The Mason or Maddox.

Best for: Readers who want a College Street address by the Green and will confirm lease versus CORT

Before you choose: Ask Paredim whether a given home is an unfurnished lease, a CORT corporate apartment, or a short-term rental, and how parking is handled.

Confirm with the Lease Operator and Check Licensing

Yale's Office of New Haven Affairs describes Yale as New Haven's largest employer and taxpayer. That helps explain the university context for a relocation or academic housing search, but it is not an endorsement of any building here. Match the actual work or study address to your housing search before comparing offers.

Yale's off-campus housing page says most New Haven apartment buildings require Livable City Initiative licensing and periodic inspections under New Haven Code of Ordinances Sec. 17-71 et seq. It also cautions that Yale does not vouch for owner-supplied licensing and inspection information. Ask for the current status and license number for the exact building; this guide does not verify any building's license.

  • Ask 360 State, New Haven Towers or Paredim for the income requirements, actual lease length, utility billing and amenity fees for the home offered.
  • Confirm furniture, laundry and parking separately. For The Taft, identify whether the offer is a lease, short-term rental or CORT-furnished corporate apartment.
  • Request the building's current LCI license status and inspection information before relying on an owner-supplied listing.
